House construction in Croatia: inspect waterproofing and drainage before backfill

Foundation waterproofing becomes difficult to inspect and expensive to repair after drainage layers, protection boards and soil cover it. A short sequence of documented hold points keeps the substrate, membrane, penetrations and water route visible until each interface is accepted.

Confirm ground and water conditions first

Review the geotechnical information, finished ground levels, slopes, retaining conditions and expected surface-water routes before selecting the waterproofing build-up. Coastal rock, clay, a sloping plot and a high or variable water table do not create the same exposure or drainage strategy.

Prepare a continuous, buildable substrate

Check concrete faces, joints, tie holes, corners and wall-to-footing transitions before primer or membrane work. Remove sharp projections, repair voids and form the specified fillets or reinforcement zones so the waterproofing can remain continuous instead of bridging defects.

Inspect every penetration and termination

Pipes, ducts, sleeves, construction joints, thresholds and the top edge of the system are common failure interfaces. Record the compatible collars, sealants, waterstops, overlaps and termination details, then inspect them before protection layers hide the workmanship.

Prove where collected water can discharge

A perimeter drain is useful only when its level, fall, filter build-up, cleanouts and lawful discharge point work together. Keep surface water away from the foundation, separate it from systems that must not be connected and leave accessible inspection points for future maintenance.

Create a hold point before backfilling

Do not backfill until the membrane, protection and drainage have been photographed by elevation and checked against the project detail. Record product batches, weather conditions, repairs and the responsible approval. Final system selection and mandatory design decisions remain with the authorized designers and contractors for the specific site.
