Foundation and basement waterproofing on a Croatian house construction site with drainage layers

Foundation and basement waterproofing before house construction

Foundation waterproofing is hard to inspect after backfill. The best protection is a clear system before concrete, drainage and external works are covered.

Understand water before choosing a product

Soil type, slope, groundwater risk, surface water, roof drainage and neighbouring terrain all affect the waterproofing strategy. A membrane is only one part of the system; drainage and detailing often decide performance.

Penetrations and transitions are high-risk points

Pipe sleeves, foundation-wall junctions, corners, construction joints and basement windows need planned details. These areas should be inspected before protection boards, insulation or backfill hide the work.

Coordinate waterproofing with external works

Driveways, terraces, retaining walls, landscaping and rainwater routes can either protect the basement or send water toward it. House construction planning should connect these decisions early instead of treating them as separate trades.

Document the hidden phase

Photographs and notes before backfill are valuable for maintenance and future troubleshooting. BLDR.HR includes hidden-phase reporting because waterproofing quality is mostly decided before anyone sees the finished house.
