Start with buildability, not only design
A concept can look attractive and still be difficult to build within the budget. Review terrain, access, structural assumptions, utility connections, facade, roof, installations and external works before treating a visual idea as a construction plan.
Keep responsibilities explicit
Permits, design and statutory supervision belong to authorized local professionals where required. The owner still needs practical coordination: who confirms materials, who tracks changes, who reports progress and who controls handover criteria.
Cost control before construction starts
Separate shell works, installations, facade, external works, interior finishing and furniture. A useful budget shows what is necessary, what depends on specification and what needs owner approval before procurement.
