Turnkey is not just a promise that someone will handle everything. A quality process has a defined scope, responsibilities, a way to approve changes and clear handover criteria.
The core phases
Space review, scope definition, cost estimate, design or technical planning, execution, control and handover. Each phase produces decisions the owner confirms — in writing, with photos and clear options.
What must be agreed in advance
Who confirms materials, how changes are approved, what is included in the price and how the owner is kept informed. Turnkey is not automatically more expensive — good coordination reduces mistakes and later changes.
When turnkey makes the most sense
When the owner has no time to manage works, when the owner is outside Croatia, and when the project involves several trades. That is the typical scenario for foreign owners of apartments and houses on the coast.
